First-time buyer relief reduces Stamp Duty Land Tax (SDLT) for eligible buyers. However, if you purchase with someone who has previously owned property, relief may not apply.
How First-Time Buyer Relief Works
First-time buyer relief is available when all purchasers have never owned a residential property anywhere in the world.
If one buyer has previously owned property, the transaction does not qualify for first-time buyer relief.
Joint Purchases and Higher Rates
If your partner owns another residential property and is not replacing their main residence, the 3% higher rate surcharge may apply to the entire purchase.
Example Scenario
If you are a first-time buyer purchasing jointly with a partner who owns a buy-to-let property, you may lose first-time buyer relief and potentially pay the higher rate of SDLT.
